Q. Who usually sells their houses to MFK Properties?

A. People all over the U.S. have made the decision to sell their home to MFKProperties, for a variety of different reasons. People who:

• Have inherited property and need or want to sell it quickly;
• Have investment property inhabited by problem renters;
• Are relocating and need to sell their house quickly;
• Are going through a divorce and need to liquidate assets;
• Are behind on payments and/or are facing foreclosure;
• Own a house that needs more repairs than they have the money, time, and/or desire to make.

People who sell to MFK Properties come from all walks of life. What they have in common is the need or desire to sell their homes, as quickly and with as few hassles as possible, to a company they know will treat them with respect and honesty.

Q. Homes currently that we are seeking?

A. We are currently seeking homes for the following reasons:

1. With structural issues that are not apparent on the surface, such as foundation problems;
2. That holds memories the owner desires to move away from, such as those of a deceased a spouse or child, or those following a divorce;
3. Located in a neighborhood that the owner views as less than desirable from any standpoint; including, for example, creating a long commuting distance to work, or being located within a flood plain or high-crime area;
4. With an undesirable mortgage financing structure;
5. That has a high mortgage financing rate;
6. With a mortgage that is more than the owner can handle or wants to deal with; and/or
7. From which an owner would like to move for any other reason, including wanting a larger or smaller house, or needing to move to another city.

Q. How does the process work?

A. Simply fill out and submit our brief online form telling us about the house you want to sell. The information will be sent to a MFK Properties representative in your area, who will call you to arrange a time to view your house.

Q. Do you pay market value?

A. Any offer you receive would be an amount discounted from the retail value of your house if it were fully renovated. Franchisees are professional home buyers who buy homes below market value to resell for a profit. However, we close quickly, pay cash, and usually pay all normal closing costs -- conveniences that may or may not be of equal or greater value to you.

Q. How do you determine the price you will offer for my house?

A. Your MFK Properties representative will take a variety of factors into consideration when formulating an offer on your house, including:

• The condition of the house
• The extent and cost of renovations required
• The time required to complete the renovations
• The value of the house once renovations are complete as compared to other houses in the same area
• The costs in real estate commissions to market the house once renovations are complete
• The costs of insurance, utilities, taxes, loan payments incurred to buy the house, and maintenance while the house is being renovated and on the market.

Q. Do you buy condos or townhouses?

A. MFK Properties franchisees buy houses, condos, townhouses, duplexes, multi-tenant buildings, and some commercial properties.

Q. Do you buy mobile homes?

A. MFKProperties does not buy mobile homes at this time.

Q. Do you charge a fee to make an offer for my house?

A. Absolutely not! An MFKProperties representative will visit your house, explain the process, and make an offer at no cost to you.

Q. If I submit the form containing information about the house I want to sell, am I obligated to MFKProperties in any way?

A. You are under no obligation whatsoever to MFKProperties or to our local representatives when you submit the online form, when you show your property to one of our franchisees, or when you receive an offer on your house.
